Preparing For A Home Inspection
Great Plains ASHI home inspectors recommend you and your
clients follow this checklist to get the most out of a home
inspection.
- Allow two to three hours for a complete home inspection.
- The buyer should accompany the home inspector for the
best education.
- Contact the property owner regarding the date, time and
estimated duration of the home inspection.
- Ensure that the home inspection receives your full name,
address and phone number if you are not able to attend
the inspection.
- Provide that the home inspector receives your full name,

- Please contact the home inspector at least twenty-four
hours before the inspection if you need to cancel or
postpone the appointment. With today's hectic schedules,
rescheduled appointments are inevitable.
- Make sure all of the property's systems (i.e., gas,
electric, etc.) are turned on and pilot lights are lit
for the home inspection.
- Inform the owner that all appliances, equipment and
systems will be inspected and returened to the condition
in which they were found.
- Access and keys must be available for all parts of the
property, such as the garage, closets, attics, etc..
- The owner should move items that block access to the
furnace, boiler, hot-water heater, attic, crawl space,
access panels, electric service panel, water meter, etc.
- It is helpful to have all tubs sinks and basins emptied.
- The inspection report is provided to the buyer after the
inspection. The buyer must note if he/she would like the
report shared with the real estate agent or other
parties.
- Ensure that all lights and fixtures operate.
- Ensure that all windows open, close, and lock.
- Payment is due upon completion of the inspection.
